Lift Safety in residential properties shouldn’t be complicated. It’s easy to assume that passenger lifts require little maintenance and are in a constant ready state with little management requirement. However, owners (Duty Holders) have a responsibility to keep up to date with any changes in legislation, standards and codes of practice that might affect their lifts.
If you own or occupy premises in which there is a lift, you and/or your company are responsible, under The Health and Safety at Work etc Act 1974, for maintaining your lift in good and safe working order.
As part of our Health and Safety Management Service, GH will act as the ‘Duty Holder’ and ensure the passenger lift in your development is correctly managed, maintained and serviced and that records are kept in accordance with the guidance: https://www.hse.gov.uk/pubns/indg339.pdf
GH is committed to providing the best possible service to our clients and to anyone who may enter a property under our management. Because of this commitment to Health and Safety, we look to LEIA, the Lift and Escalator Industry Association for advice and guidance on lift Safety in residential properties the Health and Safety of lifts and to find preferred and accredited contractors.
Lift safety in residential properties LEIA
An introduction to LEIA
LEIA is proud to hold ISO 9001 certification and, unusually for a trade association, has established such certification as criterion for membership of the Association. Certification to ISO 9001 demonstrates that LEIA member companies have the people, the facilities, technical expertise, management systems and track record to undertake work professionally and competently.
Because LEIA requires that certification is achieved through a UKAS accredited body, ISO 9001 assists member companies in satisfying conformity assessment procedures under the Lift Regulations 1997 for the evaluation of technical competence, procedures which are subject to third party annual audits.
LEIA provides information and advice on all industry related statutory requirements and health and safety matters, as well as European and international technical standards. This information is provided through workshops, seminars, reports and other documentation, much of which can be downloaded from this website. See Publications.
LEIA has also worked in collaboration with the British Standards Institution (BSI) to produce recommendations for best practice in the sales, installation and aftercare of personal lifting products. The Code of Practice for Personal Lifting Equipment includes measures directed at the removal or easing of consumer concerns and undesirable trade practices arising within the personal lifting equipment sectors of the lift and escalator business.
The ‘Liam Loves’ safety campaign
LEIA is proud to present the ‘Liam Loves’ safety campaign, encouraging children and their families to be safe when using lifts and escalators. LEIA has created a series of fun, free children’s books for young children to enjoy and learn from.
GH and LEIA have a key objective to provide advice on Health, Safety and maintenance and the ‘Liam Loves’ children’s safety campaign highlights our commitment to this cause.
